It's an interesting view, but I'm curious if putting higher taxes on land wouldn't just incentivize people to invest in other assets? I don't think Elon Musk, for example, holds too much of his wealth in real estate, so you'd still have a free-rider effect for all those who shift their wealth to other assets. A Harberger tax is an interesting concept as well here..
